Community Policies

Our goal is to ensure that every resident enjoys a safe, clean, and pleasant living environment.

Please note: These policies are part of your lease agreement. Violations may lead to lease termination. Policies are subject to change.

 What qualifies as an emergency?

  • No hot water
  • No heat (below 55°F)
  • No A/C (above 88°F)
  • A/C leaks or water leaks (not dripping faucets)
  • A non-working toilet (only if it’s the sole bathroom)
  • Broken or non-working exterior door lock
  • Refrigerator not cooling
  • Inoperable stove or oven
  • Garbage disposal clogs the kitchen sink
  • Any issue that could cause harm or injury

Not emergencies:

  • Light bulb replacements
  • Pest control requests
  • Dripping faucets

In a true emergency:

  1. Evacuate if necessary
  2. Call 911
  3. Notify onsite management
  • Rent is due on or before the first of each month.
  • Pay online any time using the resident portal.
  • Cash is not accepted.
  • All payments are applied first to utilities, fees, and other charges. Rent is applied last.
  • We’re not responsible for packages left in the office by carriers (UPS, FedEx, etc.).
  • A replacement mailbox key is $25 if lost.
  • Packages too large for your mailbox will go to your front door.
  • Maintain a neat and uniform look from the exterior.
  • Do not place foil, photos, toys, or similar items in windows.
  • Keep blinds in good condition. Replacement blinds are available for purchase in the office.
  • Keep your unit clean, odor-free, and free of health hazards.
  • Do not flush feminine products, paper towels, or wipes. Residents are liable for plumbing issues caused by misuse.
  • Use only liquid cleaners for tubs and sinks.
  • Use small nails or bulldog hangers for wall décor; avoid adhesive hooks.
  • Units are treated every three (3) months or upon request.
  • Resprays are available bi-weekly. Contact the office to schedule.
  • Missed or refused appointments will result in a charge.
  • Help prevent pests by taking out trash daily and maintaining cleanliness.
  • Alarms must remain operational at all times.
  • Do not remove or turn off batteries. This violates your lease.
  • Report any malfunctions immediately.
  • You are responsible for replacing batteries after move-in.
  • Keep porches swept and trash-free.
  • Trash left outside will result in a $25 removal fee.
  • Only private balconies/patios may have personal items, and all items must remain below fence height for visual consistency.
  • No items should hang from balconies.
  • Allowed Items:
    • Electric grills
    • Patio furniture
    • Up to 3 potted/hanging plants
    • Limited lawn décor (2–3 pieces)
    • Holiday decorations (remove within 30 days)
    • Toys/bicycles (only in enclosed patios)
  • Prohibited Items:
    • Charcoal grills/open flames
    • Umbrellas
    • Uncovered ashtrays
    • Satellite dishes
    • Indoor furniture used outside
    • Excessive clutter
    • Bird feeders, crates, tires, boxes, etc.
  • Speed limit: 10 MPH throughout the community.
  • Current license plates and inspection stickers are required for all vehicles.
  • Do not park on sidewalks, grass, or in fire lanes. Vehicles must not block sidewalks—access must remain clear for individuals using walkers or wheelchairs.
  • Park only within marked spaces. Double parking may lead to towing.
  • Non-operational or stored vehicles (unused for 3+ days) are not permitted.
  • No vehicle repairs (including oil changes) or washing allowed.
  • Campers, boats, and RVs are prohibited.
  • Motorcycles may not park near buildings or patios.
  • Residents are responsible for guests’ parking violations.
  • Only approved pets, 40lbs or less, with completed pet agreements and applicable fees/rent.
  • Aggressive breeds are not permitted.
  • No visiting animals are allowed without management’s written approval.
  • Pets must be indoors or on a leash outside.
  • No tethering or chaining pets outdoors.
  • You must clean up after your pet.
  • A $100 fee applies for pet waste not picked up.
  • Owners are responsible for all pet-related damage and for following all lease terms.

We provide access to amenities for your enjoyment. However, they must be used responsibly and in accordance with posted rules.
 Amenities include:

  • Swimming Pool
  • Fitness Center/Clubhouse
  • Yoga Room
  • Grill/picnic area

These areas are unsupervised. Use at your own risk. Misuse of amenities may result in restricted access.

Let’s keep our community beautiful and respectful.

  • Be mindful of noise levels.
  • We do not tolerate disorderly conduct, loud parties, or disturbances.
  • Disturbances may result in eviction and legal action.
  • Loud music from parked vehicles is not allowed.
  • Keep common areas clean and clear of personal belongings.
  • Residents are responsible for their guests’ behavior.
  • Repeat violations (3 or more) may result in termination of tenancy.
  • The maximum is two people per bedroom.
  • If occupancy increases beyond that, residents must transfer to a larger available unit or move out at the end of the lease.
  • Transfers are allowed if:
    1. You’ve lived in your current unit for 6 months
    2. You complete a new application
    3. You provide a 60-day notice
    4. You pay a transfer fee
    5. The desired unit is available
  • Residents may not occupy a unit for more than eight consecutive years. If your lease term ends and you’ve hit this limit, you’ll be offered a similar available unit and held responsible for any damage beyond normal wear.

Important: Notify management of changes in household status, including new roommates, name changes, marriage, etc.

  • Lakeside Apartments is not responsible for any loss or damage to your belongings from leaks, weather, theft, or other causes.
  • All residents must carry renter’s insurance.
